National Insurance calculator for landlords (proposal, not current law)

What the National Insurance charge on rental income discussed before the November 2025 Budget would have cost your portfolio. It was never introduced.

Not current law

This calculator models a proposal, not a tax you pay. Before the November 2025 Budget the Treasury was reported to be considering National Insurance on landlords' rental income (City AM, Property Industry Eye). It was not introduced. Instead, property income will be taxed at separate rates of 22%, 42% and 47% from 6 April 2027 (HMRC technical note). We've kept the calculator as a record of what was being discussed at the time.

Total Portfolio Calculator

Ideal when you know your total rental income but properties have varying rents.
