This is the core of professional sourcing and included in our service - we can negotiate directly on your behalf, leveraging our local relationships and market knowledge to secure the best possible price. While some investors prefer to handle negotiations themselves, most utilize our expertise to secure below-market value deals. This service is covered by your retainer.
Deal Pack Presentation
Receive comprehensive deal pack(s) including property details, financials, rental comparables, refurbishment costs (if applicable), ROI projections, and our professional assessment.
Legal Process
Once you approve a deal, your legal team contacts the seller to begin the conveyancing process. We remain available to support and answer questions throughout the chain.
Completion & Success Fee Key Step
Upon successful completion of the sale, you pay the balance of our success fee — 3% of the purchase price we negotiated (minimum £3,000), minus the £500 retainer you've already paid. If you never complete a purchase, the £500 is all you've paid.

Why do you charge £500 upfront?
The £500 retainer ensures we work with serious investors and lets us dedicate proper resources to your search from day one — market research, property analysis, viewings, and negotiations all start immediately. Crucially, it isn't an extra cost: the full £500 is credited against your success fee when you complete.
Is the £500 refundable?
It isn't refunded if you walk away — we'll have already done real work on your behalf — but it isn't an added fee either. The full £500 is deducted from your success fee on completion, so on a completed deal your total cost is simply the success fee: 3% of the purchase price, with a £3,000 minimum. If we never source you a deal you're happy with, £500 is the most you'll ever have paid us.
How long does the process typically take?
From signing our agreement to presenting deal options typically takes 2-4 weeks. The complete process from initial contact to property completion is usually 3-4 months, depending on the legal process and mortgage arrangements.
Do you help with mortgages?
While we don't provide mortgage advice directly, we work with trusted mortgage brokers who specialize in investment property mortgages and can introduce you if needed.
