How the figures work

Gross yield is a year's rent divided by the purchase price. It is the number most listings quote, and it ignores every cost.

Net yield takes off your annual running costs and the rent lost to empty periods (voids) before dividing by the price. Mortgage interest is not included, so this is the property's yield rather than your return on cash.

For a deal with a refurb and a refinance, use the BRRR calculator. For upfront tax, the stamp duty calculator.
